The mediator's activity and the related compensation is regulated by the civil code and special laws.

The mediator is entitled to commission from each party if the deal is concluded as a result of his intervention. The amount of the commission and the proportion in which it must burden each of the parties, in the absence of an agreement, professional rates or customs, are determined by the judge according to equity (art.1755 cc). The amount of the commission is calculated on the economic value of the transaction.

Unless otherwise agreed or used, the mediator has the right to reimbursement of expenses from the person on whose behalf they were carried out even if the deal has not been concluded. (art. 1756 c.c).

If the contract is subject to a suspensive condition, the right to commission arises when the condition occurs (art. 1757 cc). If the contract is subject to a termination condition, the right to the commission does not cease upon the occurrence of the conditional event (art. 1353 ss of the Civil Code). This provision also applies when the contract is voidable (art. 1425 cc) or rescissible (art. 1447 cc) and the mediator did not know the cause of invalidity.

COMMISSION RATES APPLIED BY INSULAE REAL ESTATE IN THE ABSENCE OF WRITTEN AGREEMENTS

 Sale 4% plus VAT of the value of the sale for each of the parties, Seller and Buyer.

For values ​​lower than 100,000 euros the commission will still be equal to 4,000 euros plus VAT.

Sale of garages, warehouses and properties with a value of less than 30,000 euros with a minimum commission of 1,000 euros plus VAT

PROPERTY SEARCH ON BEHALF OF THE BUYER 4% plus VAT of the value of the sale paid upon conclusion of the deal and successful completion of the search. Advance commission of €4,000 upon assignment which will be deducted from the final commission due and in the event of failure to conclude the deal will be considered as a reimbursement of expenses incurred by the mediator and his agents.

LONG TERM RENTAL One month's rent plus VAT calculated on the highest rent received during the term of the contract

SHORT TERM RENTAL 10% plus VAT of the total rental fee for the entire period.

TOURIST RENTAL 15 % of the rental fee plus VAT

DRAFTING LEASE Euro 350,00 plus VAT

Drafting of the rental contract Euro 350.00 plus VAT

Drafting of a preliminary sales contract for Euro 500.00 plus VAT

Contract registration Euro 75.00 plus VAT

The Commissions indicated can be waived with written agreements accepted by both parties in the assignment of the assignment. At the end of the assignment, in the event of non-renewal, the commissions, unless otherwise agreed in writing, will return to those listed above
